The core of the week in economy was the retreat of rate-cut hopes. Late in the week, U.S. May PCE inflation hit 4.1%, a three-year high, and even Kashkari — long seen as a dove — flipped his outlook from “one cut” to “one hike” this year. That followed new Chair Warsh’s first FOMC, a hawkish hold that rattled the market; the inflation print then added weight to the hike-caution camp.
Domestic data pointed the same way. June consumer sentiment stayed above 100 for a second month, but expectations for rates and home prices heated up together, and early in the week a high won-dollar rate and foreign net selling weighed on markets. That the price gains stem from supply factors — Middle East oil, tariffs — rather than demand is what makes the policy response so hard.
Real estate — A rally despite curbs, and the shift to monthly rent
Real estate boils down to “curbs and gains moving together,” plus “structural change.” Seoul apartments kept up a selective rally in June despite curbs, while early in the week a jeonse crunch and rising deposits in the capital region stood out. In response, the government kicked off a residence-focused overhaul spanning acquisition, holding and capital-gains taxes.
The weekend brought a statistic that captures the structural shift: monthly rent topped half (54.1%) of Seoul apartment leases for the first time. With jeonse-loan curbs, deposit-fraud trauma and the gap-investing clampdown interlocking, the “land of jeonse” default is wobbling. The week’s takeaway: curbs meant to suppress prices are reshaping the very structure of transactions.
IT — The domino set off by the ‘AI memory crunch’
The keyword in tech was, unmistakably, memory. The thread that began with the sold-out HBM supercycle and Micron’s record results spread to finished products as Apple abruptly raised Mac and iPad prices, and late in the week extended to next-gen storage as Samsung developed the industry’s first on-device-AI UFS 5.0.

- Rates & inflation: After the PCE shock, the hike debate is likely to continue ahead of the July FOMC. U.S. June jobs and inflation data, and the tone of Fed officials’ remarks, could set the direction.
- Real estate: It’s the point where the government’s draft tax bill should take shape. The intensity and timing of the “residence-focused” overhaul — fair market value ratio, the capital-gains long-term deduction — are key.
- IT & memory: Watch whether DRAM/NAND prices, memory-maker earnings and finished-product price pass-through continue. New on-device-AI products and production schedules are also variables.
- FX & oil: Oil tied to the Middle East and the won-dollar rate could act as common variables for both inflation and equities.
